Less than 60 days after announcing the opening of new homesites this summer, Forest View, the woodland-view Rodrock Development community in Olathe is announcing plans to open even more new sites. Located just west of K-7 Highway and south of 119th Street on Clare Road, Forest View offers two-story, story-and-a-half and reverse story-and-a-half homes by proven area builders. Home prices range from the upper $200,000s to the upper $500,000s.

The fall-2012 additional new homesites announcement follows the building boom that began gaining momentum in 2011 and continued to build steam since. After ending last year with a total of 57 new homes sold, Forest View is already on track to best that record by the end of this month.

“Forest View’s new homesites introduction this summer exceeded even our expectations,” says Rodrock, “a clear indication of strong buyer interest,” says Rodrock.

“Forest View is a gem of a community situated high atop natural rock bluffs and surrounded by mature woodlands,” says Rodrock. He adds that the community’s location, proximity to award winning Olathe School District Schools and emphasis on preserving the natural terrain for generations to come, combine to distinguish Forest View as truly unique. According to Rodrock the new homesites will “continue to reflect the Forest View tradition of making the most of the area’s natural rock bluffs and mature woodland views.”

In The Estates of Forest View 34 new home sites opened, including park sites offering treed views, walkout, daylight and cul de sac sites. “Homebuyers in these new Estates sites will only have trees for neighbors,” says Tom Langhofer, general manager of Rodrock Development. Ten sites were reserved the first week.

Several new two-story, story-and-a-half and reverse story-and-a-half homes by James Engle are also available in The Estates and The Hills. Move-in availability ranges from immediate to 30 days.

In The Hills of Forest View 22 new home sites are being offered. Three new homes have also recently sold, and builders are already breaking ground for new homes.

In The Meadows of Forest View, “some of the best sites ever offered are expected to be builder-ready by Thanksgiving,” says Langhofer. Many are park-view sites featuring mature trees. Four new floor plans by Summit Custom Homes are under construction in The Meadows, and can be move-in ready by the holidays.

Forest View builders include Hilmann Home Building, J. S. Robinson Fine Homes, James Engle Custom Homes, Rodrock Homes and Summit Custom Homes. “Forest View offers one of the most impressive builder rosters and selection of floor plans ever offered in these price ranges,” says Langhofer. Langhofer adds that Forest View is also open to outside builders, with developer approval.

New floor plans include two-story, ranch and reverse story-and-a-half homes featuring four to five bedrooms, 4-1/2 to 5-1/2 baths, gourmet kitchens, large master suites with spa-like extras, fine finish detailing and three-car garages. A number of plans feature two first-floor bedrooms: a large master suite, and a guest bedroom or home office suite.

“Forest View also offers a comprehensive amenities package that is second to none in its price range,” says Langhofer.

One hundred and sixty acres of wooded Forest View green belt has been set-aside as a City of Olathe park, a permanent home to area birds and wildlife. Another five acres are dedicated to recreation. Features include a pool and changing cabana, water play area with fountains, pergola-covered gas grill and picnic areas, sand volleyball courts, playgrounds and walking paths with benches.

Forest View is served by the Olathe Unified School District (USD) 233. The new Forest View Elementary School is located right in the community. The new Mission Trail Middle School is just north of Forest View, and Olathe North High School is only minutes away.

The Rodrock Development Moms Council, a concept created by Rodrock decades ago to help new neighborhoods get off to a great start, helps organize annual events such as community pool opening parties and holiday horse-drawn hayrides. “These events help newcomers get to know each other, and have fun,” says Langhofer.

In addition to new homesites, Forest View is also readying new homes for the upcoming Fall Parade of Homes, which kicks off in two weeks. “We’re excited about all that we have to offer visitors this fall,” says Rodrock. “Spectacular new home sites and brand new floor plans are being readied in time for the fall touring event. With interest rates the lowest we may ever see—all of the elements are in place for a standout fall season,” says Rodrock.
