Final phase of home sites opening in Grey Oaks

Grey Oaks, the Rodrock Development community in western Shawnee, is opening the final phase of home sites a year ahead of schedule. The announcement comes only a few months after Grey Oaks opened 49 new sites last fall. With only 15 of the new sites remaining, the decision was made to move-up the rollout timetable. Grey Oaks is located west of Interstate 435 and north of Shawnee Mission Parkway on Monticello Road at Clear Creek Parkway. Homes in Grey Oaks range from the low $300,000s to the $500,000s and up. “We’ve saved the best for last,” said company founder and owner Darol Rodrock, of Grey Oaks’ final offering of 52 home sites.

According to Rodrock, half of the new home sites will back to city park views or the three schools that are in or adjacent to Grey Oaks. Grading work in the new phase is under way and homebuyers can begin reserving home sites this summer. In total, the Grey Oaks community will be comprised of 500 homes. Homes in Grey Oaks feature four to five bedrooms, three to 51/2 bathrooms, outdoor living areas and three – and four-car garages. Homebuyers can choose from the developer’s roster of handpicked, proven area builders. Each offers an extensive portfolio of new two-story, 11/2-story and reverse 11/2-story floor plans. Grey Oaks is also open to outside builders, with developer approval.

“Through the years I’ve worked with many of the builders currently building in Grey Oaks, and I’m proud to say that they all bring integrity and design excellence to everything they do,” Rodrock said.

Several new homes in varying stages of completion are currently under way by builders James III Homes, Hilmann Home Building and Prieb Homes. In addition, builders J. S. Robinson Fine Homes, James Engle Custom Homes, Lambie Custom Homes and Starr Homes have custom build jobs under way.

All of the new Grey Oaks home sites are situated near the community’s pool, park and play area, a first of its kind in the metro area. Included are a zero-entry infinity pool with fountains, a changing cabana, pergola -covered gas grill and picnic areas, sand volleyball court, age-appropriate playgrounds and walking trails linking to the city park. Other community features include distinctive stone entrance monuments, wrought iron perimeter fencing and extensive common area landscaping.

Grey Oaks is virtually surrounded by De Soto Unified School District No. 232 elementary, middle and high schools. The Prairie Ridge Elementary School is situated right in Grey Oaks. Monticello Trails Middle School and Mill Valley High School are on land adjacent to the community.

Community amenities also include the Rodrock Development Moms Council, a concept created by Rodrock to help new neighborhoods get off to a great start.

“It’s an idea that still works,” Rodrock said. “Community volunteers plan annual events — like the Memorial Weekend pool opening party, and holiday horse-drawn hayride events, for example — to help newcomers get to know each other and have fun. The year-round Moms Council activities are especially helpful for relocation homebuyers new to the metro area.”

With the completion of road construction projects last year, Grey Oaks homeowners now have direct access to Kansas 7 and related shopping located just west of the community. The newly completed Silverheel Road provides a connecting link between Grey Oaks south to Shawnee Mission Parkway.

A well-known name in Johnson County real estate, Rodrock Development has created more than 60 successful new-home neighborhoods throughout the county.

“More than 25,000 people come home to a Rodrock Development community every day,” said Tom Langhofer, Rodrock Development general manager. “It’s a commendable achievement.” As has been the company’s long-standing tradition, Langhofer encourages homebuyers to compare communities and developers before making such a major investment decision. “For most of us, purchasing a home is the most significant financial decision we’ll ever make,” Langhofer said. “Darol Rodrock brings a successful 35-year track record of value-added residential community development to the table, and an absolute commitment to building communities of lasting value. “Rodrock Development’s financial strength and stability is a comfort to homebuyers who are concerned about the long-term viability of their investment,” he continued. “Buyers who have their hearts set on extra touches to make their new home especially nice owe it to themselves to visit Grey Oaks before deciding on an area, community, floor plan and builder.”
