Cedar Ridge Park, the Rodrock Development community just east of Ridgeview Road at 165th Street in Olathe, “is helping homebuyers easily navigate the new home building process,” says Darol Rodrock, company founder and owner. Homes in Cedar Ridge Park include two-story and reverse-story-and-a-half floor plans featuring three and five bedrooms, 2-1/2 to four baths and two- or three-car garages. Home prices range from the mid $200,000s to mid $300,000s.

“Homebuyers looking to move into their perfect dream home may be missing a prime opportunity if they aren’t considering building in Cedar Ridge Park,” says Rodrock. “We offer a buyer-friendly builder approach, a beautifully maintained community with great recreational amenities, great schools, and a thirty five year developer track record for successfully creating new neighborhoods of lasting value.”

New-home buyers Ron and Carol Elmore concur. “We looked at quite a few homes in the Olathe area, and we were having trouble finding what we wanted,” says Ron. “When our realtor brought us to Cedar Ridge Park, it fulfilled everything we wanted in a community. We saw a community that is vibrant, growing, thriving. Homes are being built and sold. The developer has a great reputation, and [community managers] Brandilyn and Ann were really easy to work with, too.”

The Elmore’s selected a home that was nearing completion, and made all final finish decisions. They will close next week.

“This is our fifth house, in our fifth state,” says Ron, “so you could say that we are no strangers to the process of working with contractors and builders.” Since they are moving to Olathe from another city, he adds that they have managed a great deal of their project from out of town. “Our Cedar Ridge Park experience has been a very good one all of the way through,” says Ron.

“Carol researched finish options in advance, streamlining matters even more,” says Ron. “She knew exactly what she wanted and had really done her homework. Our builder connected us to his subcontractors, and she managed to wrap most of it up in just one day.”

Cedar Ridge Park floor plan options include newly introduced plans by proven area builders Chris George Homes and Hilmann Home Building. Both builders welcome buyer input, and deliver extras—from energy-efficiency upgrades and custom cabinetry and other finish details, to a one year new home warranty—all included in the home’s base price. Cedar Ridge Park is also open to outside builders, with developer approval.

“For those who have never built before, there is the added reassurance that Cedar Ridge Park’s full-time, on-site community managers can help put both first timers and seasoned home buyers at ease,” says Tom Langhofer, general manager of Rodrock Development. “Our community managers are here seven days a week, and specialize in new-home building and buying processes. They can be a great day-to-day resource.”

According to Rodrock, the customer-friendly builder approach is standard in Rodrock Development communities. To date, Rodrock Development has created more than sixty new-home communities throughout Johnson County. A couple of keys to his success, he says, are his commitment to the long haul, and handpicking builders. “We look for proven professionals whose business values match ours,” says Rodrock. “Our priorities are fiscal soundness, stability and longevity, creative builders with a pulse on emerging new-home trends, and especially those demonstrating a commitment to exemplary customer service,” says Rodrock. “Our builders make it a point to visit their job sites every day. It’s a point of pride that translates into a great end result.”

Cedar Ridge Park community amenities include a zero entry pool and cabana, a water play area, pergola-covered grill and picnic areas, and a large playground. Extensive common area landscaping, wrought iron perimeter fencing and distinctive stone entrance monuments are well maintained. Year-round Rodrock Development Moms Council events, like the pool opening party the end of this month, encourage neighbors to get to know each other and have fun.

Award-winning Spring Hill Elementary, Middle and High Schools are all nearby. Cedar Ridge Park is also close to shopping, recreational amenities (including golf courses) and easy highway access.

Langhofer suggests that homebuyers start by interviewing prospective builders, “to find one that you’re comfortable with. You’ll be entering into a working relationship, and the first order of business is to enjoy the process.

“You also don’t have to be an interior decorator or designer to realize a beautiful home,” says Langhofer. “That’s where having builders with a pulse on the marketplace is so important,” says Langhofer. “Our builders have built and finished award-winning homes for years, and are a true resource for our homebuyers,” says Langhofer.
